i am in the beginning stages of refinancing my house. i got stuck with an adjustable rate a few years ago, and i really need to ditch that crap before the 5 years runs out! i know i have to get my house re-appraised before they can actually process the new loan, but i'm a little nervous about the guy coming over. i can't remember anything about the last time - where he went, what he looked at. shit - i seriously can't remember the dude even coming over!! i've got my grow in my shed, which i can lock up. if someone comes over for an appraisal, are they going to ask to get in my shed??? can i say 'boyfriend has the key, he's out of town' and they be ok with that???? I just want through the EXACT same thing. I had an adjustable rate loan and it would have gone stupid in 2012, so I just, within the last 2 weeks, completed my refi. The appraiser came over and walked the entire house. He asked to see the basement, where my grow is, and even though I'm legal, I still tried to keep him out. I didn't want him to de-value my house just because it has a MMJ grow in it. I told him that my girl was sleeping and she worked nights. I explained what the layout was downstairs . . . 3 rooms and a bathroom with a crawl space. I even went downstairs and took pics to show him. Well, that wasn't good enough. He said he needed to see the ENTIRE residence. He offered to re-schedule, but it would cost me a fee. So, I finally came clean and told him about my MMJ grow and that I was just trying to keep it somewhat secret. He had no problem with the plants and within 15 minutes he was done. So, from my experience, I'd say ANYTHING in the house is fair game and part of their appraisal. But, I doubt they will want to look in your shed. If they do mention it, just tell them you lost the key years ago, or your BF has the key and he's not available. Either way, I'm almost positive you won't have to worry about them wanting to see into your shed. The guy did do a very thorough walk around the exterior of the house, but was only looking at the house. I think your going to be just fine. P.S. How's your odor problem lately?
They arent the cops kid, they are norml humans just like us doin there job. No they shouldnt need to get into that shead for any reason let alone go neer it. All this is gonna do is hike up your taxes on ya tho girl! I my self got an A.R.M and was worried yast year when the intrest rate could spike and the rate went down lol. SO i guess im kinda lucky, but yeah you'll be fine girl, just be a maga-bitch if he askes to go in there!
still not fixed! i replaced ALL the vent tubing inside the stinky tent, because of all the tiny holes, i was sure that was the problem, but it's still stinky just outside the shed, where it's being vented. the filter is getting pull - you can feel it when you put your hand on it that air is definitely going through.... i have one more thing i can try - i have another carbon filter in the other tent, i am going to swap them out tonight, and see if i just have a bum dope filter. if that doesn't work, :dontknow: not sure what's causing the leak, because we've checked everything for holes/leaks. frustrating! :hair: GTWT :XXhippylove:
My landlord had my little rental spot appraised a few months ago...I spent the previous day freaking out about my stash n shit. Guy was supposed to show while I was at work on friday.... Guy showed up Saturday morning, just after I got all my stuff outta hiding, smoked a couple bowls(inside without opening a window), chillin in ma skivies...guy didn't give a shit. Even made a point to say"I'm only here to document the value of the permanent structures...what u do is ur business." Total buzz kill, but I didn't get evicted...big plus
reschedule...you still have time i would reschedule until after your current grow has matured...most it would be is a couple of months..i believe you had that much time..if not..i would still reschedule...they have to go to every room in the house...they are responsible for what the appraise....and it takes 5 years to get an appraisal license..in most states... reschedule..best bet...dont forget the golden rule...never let anyone know about your grow...even more if it is legal but even more if not legal... best bet is to reschedule...imho
The appraiser is NOT there to value the shed out back, so they have NO reason to even want to go inside. But, if by some slight chance the guy/gal wants to go in, I'd just say the B/F has the key, you don't go in there at all. But, I am 99.9% POSITIVE that you have nothing to worry about. The problem with rescheduling is that it'll cost to reschedule and it holds up the refi process. And I know I got a 1 month break from paying my mortage, so that was a nice little bonus. I say let it go on as scheduled and play your best poker face . . . Don't look like you have a body or something in the shed, cuz that may cause them to think you have a body or something in there. LOL:kidding: You'll be just fine, all they care about is the property and house, inside and out.
